Property vs other investments
Stocks, bonds, gold, crypto, REITs and UK property compared on the dimensions that actually decide outcomes: return, leverage, liquidity, control and effort.
Six assets on five dimensions
| Asset | Income | Leverage access | Liquidity | Control |
|---|---|---|---|---|
| UK property | Rent, 4% to 6% net | 75% LTV routine | Months | High |
| UK equities | Dividends, 3% to 4% | Rare and dangerous | Instant | None |
| Bonds and gilts | Coupons, 4% to 5% | None practical | Instant | None |
| Gold | None | None practical | Instant | None |
| Crypto | None reliable | Ruinous | Instant | None |
| REITs | Dividends, 4% to 6% | None personal | Instant | None |
Income ranges are typical 2026 levels, not guarantees. Equity leverage exists via margin but liquidation risk makes it unsuitable for most private investors.
Read the table by columns and the trade is clear. Everything liquid gives up control and personal leverage; property gives up liquidity and demands effort. The honest question is not which asset wins, it is which trade fits your capital, timeline and temperament. Many investors sensibly hold both: pensions and ISAs in equities, plus property for income and leveraged growth.
The leverage edge, quantified
Why 5% growth can beat 8% growth
Put 50,000 pounds into equities returning 8% and after a year you have 54,000. Put the same 50,000 into a 160,000 pound property as deposit and costs, and 5% property growth is 8,000 pounds on the asset, a 16% return on your cash before yield, or roughly 20% with net rent included.
The same arithmetic runs in reverse in falling markets, which is why the comparison is incomplete without the stress testing in our leverage lesson. Leverage is the reason property competes; discipline is the reason it survives.
Inflation works for the borrower
Property carries a second quiet advantage: the mortgage is fixed in nominal pounds while rents and prices float with the economy. Through the 2021 to 2024 inflation surge, UK consumer prices rose by roughly a quarter, which means a 120,000 pound mortgage from 2021 weighed about a fifth less in real terms by 2025 while the rents servicing it had repriced upwards. Equities share this inflation protection over long horizons; bonds and cash do not. Over a twenty-year hold, the silent erosion of the debt is often worth as much as the visible price growth.
What property charges for its advantages
The honest cost list
- Transaction costs of 8% to 10% of price on the way in, and agent plus legal fees on the way out; property punishes short holding periods.
- Stamp duty at the additional property rates from day one.
- Running costs absorbing 25% to 35% of rent, plus your time or an agent's fee.
- Illiquidity measured in months, which is also what disciplines you out of panic selling.
- Concentration: one asset, one street, one tenant, against an index fund's thousands of holdings.
These costs are why the worst property deal loses to a tracker fund and the best one outruns it. The difference between the two is made at purchase: the area, the yield and the price paid. That selection problem is exactly what the Investment Map exists to shrink, scoring 977 UK areas on yield, growth and tenant demand from official data.
