What we collect, why we collect it, who else sees it, and how to make us stop.

Last updated 8 October 2026.

Who we are

Clarity Investment Capital Ltd, trading as Clarity Property Investments, is registered in England and Wales under company number 17040524. Registered office: 12 Jonson Road, Neston, CH64 9TF. Registered with the Information Commissioner's Office under reference ZC131575. It operates claritypropertyinvestments.com (“Clarity”, “we”, “us”). For the purposes of the UK GDPR and the Data Protection Act 2018 we are the data controller for the personal data described below. You can reach us at info@claritypropertyinvestments.com.

What we collect

Account details. If you create an account we hold your email address and a verification status. Passwords are handled by Amazon Cognito and are never stored by us or visible to us.

Signing in with Google. If you choose “Continue with Google”, Google tells us your name, your email address, whether Google has verified that address, and a Google account identifier. We ask for nothing else: not your contacts, calendar, files or any other Google data. We use these details only to create your account, sign you in, and link your account if you have also signed up with a password using the same email address. We do not use them for advertising, we do not sell them, and we do not share them with anyone except the processors listed below. Our use of information received from Google complies with the Google API Services User Data Policy, including its Limited Use requirements. You can remove our access at any time from your Google account’s security settings; deleting your Clarity account is covered under Your rights.

Your workspace answers. The guided flow asks about cash available, funding, ownership structure, residency, horizon, risk appetite and return priority. Those answers, and the budget derived from them, are stored against a session so you can leave and come back. Before you sign up that session is anonymous: it is keyed only to a random identifier in a cookie. When you create an account the session is attached to it.

Purchase records. When you buy access we store the Stripe checkout session identifier, the amount paid, the currency, the product and the date your access expires. We do not receive, see or store your card number, expiry date or security code. Those go directly to Stripe.

Technical data. Our rate limiting records an identifier derived from your IP address together with a request count, so that a single visitor cannot overwhelm the service. Our hosting provider keeps standard server logs.

Analytics. Only if you accept the cookie banner. See Cookies and analytics below.

Why we use it, and our lawful basis

To provide the service (contract). Your answers produce your budget and your ranked locations; your purchase record is what grants access to the reports. Without these we cannot deliver what you asked for.

To keep the service working and secure (legitimate interests). Rate limiting, error logs and fraud prevention. We have balanced this against your interests and use the least identifying data that does the job.

To understand how the site is used (consent). Analytics runs only after you accept, and you can decline without losing any functionality.

To meet our obligations (legal obligation). Transaction records are kept for the periods UK tax law requires.

Who else sees your data

We do not sell your personal data, and we do not share it for anyone else’s marketing. We use the following processors:

Amazon Web Services: hosting, authentication (Cognito) and storage (DynamoDB). AWS privacy notice.

Stripe: payment processing. Stripe is the controller of your payment details. Stripe privacy policy.

Plausible Analytics: privacy-focused, EU-hosted site analytics that sets no tracking cookie and builds no cross-site profile. Loaded only with your consent. Plausible privacy policy.

Google Analytics: used only where a measurement ID is configured, and again only with your consent. Google may process data outside the UK under the UK Addendum to the EU Standard Contractual Clauses.

Google sign-in: if you use “Continue with Google”, Google authenticates you and passes us the details described above. Google is the controller of your Google account. Google privacy policy.

Mapbox: renders the map on the Investment Map. Your browser requests map tiles directly from Mapbox, which receives your IP address as part of that request.

Cookies and analytics

Strictly necessary. One cookie, clarity_session_id, holds a random identifier so your workspace answers survive a page reload. It is HTTP-only, same-site, and expires after 30 days; it carries no personal data itself. Signing in additionally stores Cognito authentication tokens in your browser. Neither requires consent, because without them the site cannot function.

Analytics. Nothing analytical loads until you press Accept on the cookie banner. Decline and no analytics script is requested at all. We do not load it in a “cookieless” mode and count you anyway. Your choice is stored in your browser’s local storage, and you can change it at any time with the Cookie settings link in the footer of any page. Withdrawing consent stops the analytics scripts loading and deletes any analytics cookies already set.

How long we keep it

Anonymous workspace sessions are deleted 30 days after their last use. Account details and the sessions attached to them are kept while your account is open and for 30 days after you close it. Purchase and transaction records are kept for six years after the end of the relevant tax year, as UK law requires. Rate limiting counters expire within hours.

Your rights

Under UK data protection law you can ask us for a copy of your data, ask us to correct it, ask us to delete it, ask us to restrict or stop processing it, object to processing based on our legitimate interests, and ask for your data in a portable format. Where we rely on consent you can withdraw it at any time without affecting what was done before.

Email info@claritypropertyinvestments.com and we will respond within one month. If you are not satisfied you can complain to the Information Commissioner’s Office at ico.org.uk, though we would rather you gave us the chance to fix it first.

Children

The service is for adults making property investment decisions. We do not knowingly collect data from anyone under 18.

Changes to this policy

If we change how we handle your data we will update this page and move the review date at the top. Material changes affecting an existing account will be sent to you by email.
