Terms of Service
What you get, what it costs, and what research can and cannot tell you.
Last updated 8 October 2026.
These terms
These terms form an agreement between you and Clarity Investment Capital Ltd(“Clarity”, “we”, “us”) covering your use of claritypropertyinvestments.com and everything on it. By using the site you accept them. If you do not, please do not use the service.
Clarity Investment Capital Ltd, trading as Clarity Property Investments, is registered in England and Wales under company number 17040524. Registered office: 12 Jonson Road, Neston, CH64 9TF. Registered with the Information Commissioner's Office under reference ZC131575.
This is research, not advice
Nothing on this site is financial, investment, tax or legal advice. Clarity publishes data and analysis about UK residential property markets. We do not know your circumstances, we do not assess suitability, and we are not authorised or regulated by the Financial Conduct Authority. Buy-to-let mortgage lending to individuals is generally unregulated, which means the FCA’s protections and the Financial Ombudsman Service may not apply to your borrowing.
Property prices and rents can fall as well as rise. Past performance of a location tells you nothing certain about its future. Before you commit money, take advice from a qualified mortgage adviser, solicitor and accountant who know your position.
What the workspace includes
The Investment Map, the education library and the cover page of every location report are free to everyone, with or without an account. A purchase unlocks the full reports, in one of two ways. A single report opens one local authority’s report for 90 days from the date of purchase, including the monthly rebuilds published in that window. Access to every report lets you download a PDF report for any location we cover for 365 days from the date of purchase. Each report is rebuilt monthly as new data lands, and a PDF you have downloaded is yours to keep for your own use.
Coverage varies by source and by nation, and every report states its own coverage. Some sources (Land Registry Price Paid Data, Environment Agency flood zones, Police.uk street-level crime, MHCLG housing delivery) stop at a national border. Where that happens the report says so and names the substitute we used, or records the gap. We do not fill a gap with an estimate and present it as a measurement.
Accuracy of the data
The figures are assembled from public data published by third parties, listed in each report and in the data sources lesson. We take real care over how those sources are joined and how stale data is detected, but we cannot warrant that any figure is free of error, current, or complete. Sources revise their own history; publication lags of one to three months are normal.
The service is provided “as is”. We do not guarantee uninterrupted availability, and we may change, suspend or withdraw any part of it.
Price and payment
One report costs £39, paid once, and stays open for 90 days. All the reports together cost £249, paid once, and stay open for a year (365 days). Neither is a subscription and neither renews automatically: nothing is charged to your card again unless you choose to buy again, and buying again costs the same. A single report is not credited against access to every report. Prices include VAT where applicable.
Payment is taken by Stripe. We never see your card details. If a payment fails or is reversed we may suspend access until it is resolved.
Refunds and cancellation
Fourteen days to change your mind, if you have not opened a report. Email us within 14 days of purchase and, provided you have not opened the report you bought (or, for access to every report, no report has been opened on your account), we refund you in full. You do not have to give a reason. Reading a report’s free cover page is not opening it.
Opening a report ends the right to cancel. Access begins the moment you pay, and at checkout you tick a box asking for that and acknowledging that once you open a report the 14-day cancellation right under the Consumer Contracts Regulations 2013 no longer applies. That is the rule the law sets for digital content supplied straight away, and it is what lets us sell reports for one payment rather than charging per download. We record the date a report is first opened under each purchase, and that record decides which of these two paragraphs applies.
A missing or defective report is refunded whatever you have opened. If a report is not as the catalogue described it, is missing a section it claimed to carry, or contains a figure we have to withdraw, tell us within your access period and we will correct it or refund you in full. Nothing here reduces your rights under the Consumer Rights Act 2015 for digital content that is faulty or not as described.
Renewals are treated the same way from the date of renewal. To request a refund, email info@claritypropertyinvestments.com from the address on your account. Refunds go back to the card that paid, within 14 days of our confirming them.
Your account and your use
You are responsible for keeping your login details secure and for what happens under your account. One purchase is for one person’s use.
You agree not to:
scrape, bulk-download or systematically extract the data; resell, republish or redistribute the reports or the ranked location data; share your account with others; present our analysis as your own to clients or investors; or attempt to circumvent rate limits, authentication or payment.
You may of course use a report you have paid for in your own decision-making, and quote a figure from it with attribution.
Intellectual property and attribution
The site, the reports, the rankings and the methodology behind them are our intellectual property. The underlying public datasets are not: they are used under the terms their publishers set. Land Registry Price Paid Data, ONS statistics, Police.uk data, Environment Agency data, MHCLG live tables, Scottish Government statistics and Registers of Scotland statistics are used under the Open Government Licence v3.0, and contain public sector information licensed under it. Map data from OpenStreetMap contributors is used under the Open Database Licence. Those attributions travel with every report, which is a licence condition rather than a courtesy.
Liability
Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited, including your statutory rights as a consumer.
Subject to that: we are not liable for any investment decision you make, for any loss of profit, loss of opportunity or loss arising from a property purchase, or for indirect or consequential loss. Our total liability to you for any claim connected with the service is limited to the amount you paid us in the twelve months before the claim arose.
Ending the agreement
You can stop using the service or close your account at any time. We may suspend or end your access if you materially breach these terms, for example by redistributing the reports. Where the breach was not deliberate we will tell you first and give you a chance to put it right.
Changes, law and contact
We may update these terms; the review date at the top moves when we do, and material changes affecting existing access are emailed to you. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your own courts.
