Smart leverage
Debt is an amplifier, not a strategy. How to size it so a bad year is survivable and a good decade compounds.
What leverage actually does
Buy a 160,000 pound property with cash and a 10% rise makes you 16,000 pounds on 160,000 deployed: 10%. Buy the same property with a 40,000 pound deposit and a 120,000 pound mortgage, and the same 16,000 pound rise lands on 40,000 of your cash: 40%, before costs. That multiplication is why property has built more ordinary investors' wealth than its raw price growth would justify, and it works identically in reverse. Leverage never changes whether a deal is good; it changes how much a good or bad deal matters.
The rent has to carry the cost of that amplification. Interest on the mortgage is the price of leverage, so the spread between net yield and the mortgage rate is the engine of the whole structure. A 6.5% gross yield against a 4.5% rate leaves room for costs and shocks; a 5% yield against the same rate is running on fumes.
Setting loan-to-value guardrails
Working guardrails for 2026
- 65% to 75% loan to value is the balanced zone: meaningful amplification with absorbing room for a price dip.
- Above 75%, small valuation falls can trap you at refinance, forcing the lender's standard variable rate at the worst moment.
- Below 60%, leverage is doing little; consider whether the spare equity earns more in a second property or in flexibility.
- Lenders apply their own cap through the interest cover ratio, so thin-yield areas may not support 75% regardless of your preference.
The right number inside that zone is personal. The investor with one property, a thin buffer and a variable income should sit at the bottom of it. The investor with several tenanted properties, long fixes and a year of costs in cash can justify the top. The lender's arithmetic that sits underneath this is worked through in buy-to-let mortgages explained.
Run your own stress test before the lender runs theirs
The five-minute resilience check
Take the rent you are confident of achieving. Subtract running costs at 30%. Then price the mortgage at two percentage points above today's pay rate and subtract that too. If the result is negative, the deal depends on rates staying kind, and you are no longer investing, you are betting on the Bank of England.
On a 120,000 pound loan, the difference between 4.5% and 6.5% interest-only is 200 pounds a month. A deal that survives that swing with rent left over is a deal you can hold through a bad cycle, which is the entire game.
Refinance windows and the exit you plan in advance
Leverage is not set once; it is renegotiated every time a fixed product ends. Diarise the end date the day you complete, start comparing three to six months out, and know your early repayment charges so an opportunity to reprice or deleverage is never blocked by a fee you forgot. At each refinance, leverage drifts down naturally as rents rise and any growth lands, which is how a 75% purchase quietly becomes a 60% holding by year five.
Finally, know your break-even sale price, including selling costs and the mortgage redemption, before you buy. Forced sellers lose money in property; the buffer, the stress test and the guardrails all exist to make sure you are never one. The full defensive system lives in risk management.
